Concrete tiles go porous and green long before they go bad. We wash the roof down, clear the moss out of the gutters, repoint ridges and verges, then roll on two coats of breathable coating in the colour you pick.

The coating has to breathe. Sealing a concrete tile roof with the wrong product traps moisture and does more harm than good.

Worth it: sound concrete tiles that have gone green and porous
Worth it: you want the house to look right before selling
Not worth it: tiles are delaminating or crumbling at the edges
Not worth it: the felt underneath has failed, which needs a re-roof
We will tell you honestly which of those your roof is. Coating a roof that needs replacing just delays the bill.
Roof painting questions we get asked
How long does roof coating last?
On a properly cleaned and repointed concrete tile roof, expect eight to twelve years before the colour starts to fade. It is a cosmetic and protective treatment, not a substitute for a covering that has reached the end of its life.
Does roof painting stop leaks?
No. If water is getting in, something is broken and painting over it will not fix it. We repair the cause first, or tell you the roof needs replacing, and only then talk about coating.
Will power washing damage my roof tiles?
Not if the pressure is right and the operator knows what they are doing. Old, soft or delaminating tiles can be damaged, which is why we check the condition first and swap out anything fragile before washing.
Can you paint a slate roof?
We do not recommend it. Natural slate does not need coating and paint sits on the surface and flakes. Slate roofs that look tired usually need repointing of the ridge and a clean, not paint.
