Why is damp showing on my upstairs wall but the ceiling is dry?
That is the classic parapet or box gutter failure in older Limerick property. Water gets through the lead lining and runs down inside the wall head instead of dropping into the room. It is fixed at the gutter, not on the wall.
Do you need scaffold for a four storey city roof?
Always. Nothing above two storeys gets done off a ladder, and on the Georgian terraces the scaffold usually needs a road or footpath licence from Limerick City and County Council. We arrange it and it is in the quote.
