Flat roofing in Kerry, Cork and Limerick
Warm and cold deck flat roofs in fibreglass, Lava 20 or single ply. We set the falls, fit the trims and outlets, and finish the upstands so water leaves the roof instead of sitting on it.
Covers flat roof replacement, flat roof repair, EPDM rubber roofing, fibreglass GRP, torch-on felt and liquid systems.

Roofs this suits
Extensions and single storey builds
Garages and outbuildings
Dormers and porch roofs
Balconies and terrace decks
Most leaks we get called to are details, not the middle of the roof.

What you get for the money
Cheapest way to cover an extension or garage
Usable space above, for a deck or plant
Quick to lay compared with a pitched roof
Falls and details have to be right, or water sits and finds a way in.
Flat roofs, in numbers
Minimum fall
1 in 80 as designed, and we build to 1 in 40 so that deck deflection still leaves you a fall when it settles
Deck
18 mm WBP ply screwed at 300 centres, or existing deck checked and firmed up. Chipboard gets replaced, not covered
Warm or cold deck
Warm deck for anything habitable underneath: insulation over the joists, no ventilation void to go wrong
Fitted price guide
Roughly EUR 70 to EUR 130 per square metre depending on system, deck condition and insulation
Where they fail
Upstands, outlets and trims. Almost never the middle of the roof
Guide figures for the south west. A small roof costs more per square metre than a big one because the set-up and the details are the same either way.
Falls and details, which is the whole job
Nearly every flat roof we are called to has failed at an edge. A trim that was not tucked in, an upstand that stops 50 mm short, an outlet sitting proud of the finished level so water stands around it all winter. The membrane in the middle of the roof is usually perfect.
So we set the falls first, with firrings if the joists are level, and we take the finish up behind the render or into a chase rather than stopping at a bead of mastic. Outlets get set below the finished level so the roof actually drains to them.
Warm deck or cold deck is the other decision, and it is not a style choice. If there is a room under that roof, it should be a warm deck with the insulation above the joists. Cold decks need a ventilated void that stays ventilated for thirty years, and in practice somebody always fills it. If the roof is over an extension you are heating, we will also talk about insulation levels while the deck is open, because it is far cheaper now than later.
Most flat roof callouts are repairs rather than replacements: see fibreglass flat roof repair. If the roof has a yellowed or leaking dome, we do skylight replacement on the existing upstand at the same visit. For typical 2026 prices, see our flat roof repair cost guide.
Flat roofs, asked and answered
How long should a flat roof last?
A properly detailed EPDM or single ply roof should give thirty years and more. Old torch-on felt gives fifteen to twenty-five. The number that actually matters is how the edges were finished, because that is where every flat roof we replace has failed.
Why does water sit on my flat roof?
Either it was laid without enough fall, or the joists have deflected over the years and taken the fall out of it. Standing water alone will not sink a good membrane, but it finds any weak seam and it kills a felt roof fast. We correct the fall with firrings rather than just re-covering the dip.
Can you re-cover my flat roof without stripping it?
Sometimes. If the deck is sound and dry, a liquid overlay is quick and a lot cheaper. If the deck is soft, or the insulation under it is wet, covering it just hides the problem for a year. We cut a test square and show you what is in there before quoting.
Can I put a deck or a hot tub on it?
On a roof designed for it, yes. That is a structural question about the joists rather than a question about the covering, and it needs answering before rather than after. Tell us at survey what you plan to put up there.
How much does a flat roof cost per square metre?
Typical 2026 rates are €60 to €90 per m² for torch-on felt, €70 to €105 for EPDM, €80 to €120 for fibreglass GRP and €130 to €190 for a warm roof with new insulation. Small repairs are usually €250 to €900.
