Local conditions

What Kerry weather does to a roof

Rain here does not fall, it arrives sideways off the Atlantic. That changes which parts of a roof fail first.

Driving rain from the south west gets past short lead upstands that would be fine inland

Wind uplift on exposed sites lifts ridge tiles and strips slates at the verge

Salt air on the Iveragh and Dingle peninsulas corrodes nails and steel fixings early

High rainfall means heavy moss growth, which holds water against concrete tiles

Old roofs bedded in cement mortar crack and let water track along the ridge

On exposed coastal jobs we use stainless or copper fixings as standard. Galvanised nails do not last out here.

Housing stock

The roofs we see most in Kerry

Period slate roofs around Killarney and Kenmare, often needing full re-slating rather than patching

Farmhouses and bungalows with 1970s concrete tile that has gone porous and green

Holiday lets and coastal cottages where salt has eaten the fixings from underneath

New builds and extensions in the Tralee and Killarney commuter belt

Conservation-sensitive properties near the National Park where the covering has to match

On protected structures and inside the architectural conservation areas, the covering usually has to match what is there. We will tell you at survey stage if that applies to you.

Questions

Roofing in Kerry, asked and answered

Do you charge extra to come out to the peninsulas?

No. Surveys are free anywhere in Kerry, including Dingle, Iveragh and the Beara side. We schedule those visits together with other jobs out that way, so it may be a day or two rather than same week, unless it is an active leak.

How quickly can you get to a leak in Kerry?

Usually within 48 hours. If water is coming into the house we will normally get a temporary cover on within a day and come back for the permanent repair once the weather allows.

Is natural slate worth it on an exposed coastal roof?

Yes, provided the fixings are right. Slate itself does not mind salt air. What fails is the nail and the batten, so we use stainless fixings and treated battens on anything near the water. That detail matters more than the slate you choose.

Do I need permission to re-roof near Killarney National Park?

Like-for-like replacement is normally exempt. If the property is a protected structure, or sits in an architectural conservation area, changing the material or profile does need permission from Kerry County Council. We flag it at survey and you can check before we order anything.
