Roofers in Cork city, the suburbs and out through West Cork
Cork is a big county with three very different kinds of roof problem: city terraces, estate housing from the seventies and eighties, and exposed coastal property in the west. We work on all three.
Roofers, roofing contractors and roof repair across Cork city and county, west as far as Skibbereen, Bantry and Dunmanway.

Terraces, party walls and shared valleys
City centre and inner suburb terraces bring problems you never see on a detached house.
Valley gutters between two houses, where the leak is on your neighbour’s side of the line
Parapet and box gutters on older buildings, which block and then back up over the flashing
Access from the front only, so scaffold has to be planned around a public footpath
Slate that was nailed once in 1900 and has been patched with cement ever since
On a shared valley or a party stack we will talk to the neighbour with you. Half a repair on half a roof does not work.
Where we work in County Cork
City, harbour towns and the west. Surveys are free and there is no call-out charge.

Estate housing and coastal property
Concrete tile estates from the seventies and eighties now hitting the end of the felt underneath
Roofs that look fine from the road but have torn bitumen felt and rusted nails above the ceiling
Storm damage in West Cork after Atlantic gales, usually ridge, verge and flashing
Holiday homes around Kinsale, Clonakilty and Bantry that sit empty when a leak starts
Dormer and attic conversions where the flashing to the roof windows was never right
A seventies concrete tile roof that is only green is a cleaning and coating job. One where the felt has gone needs stripping. We tell you which one you have.
Roof repair and roofing work anywhere in Cork
Most calls we get from Cork are for roof repair: slates and ridge tiles lifted by a gale, a valley that has started to leak, or flashing around a chimney or roof window that has come away. We carry slate, tile and lead on the van, so most of these repairs are done the same visit, with photos of what we found and what we fixed.
Flat roofs on Cork extensions and dormers are the other big one. A cracked or blistered fibreglass roof can often be repaired rather than replaced, and our flat roof repair page explains how we decide. On city terraces and estates alike, a lot of damp on walls turns out to be gutters that leak at the joints or are simply full. We repair and replace gutters, fascia and soffit, and we do gutter cleaning across Cork city and county.
Roofing in Cork, asked and answered
Do you work in Cork city centre with restricted access?
Yes. Terraced and city centre jobs need the scaffold planned properly, and where it crosses a public footpath a licence from Cork City Council is required. We arrange that as part of the job and build the cost into the quote rather than adding it later.
My neighbour and I share a valley. Who pays?
Normally you split it, because the valley serves both houses. We survey it once, price the whole valley, and give you both the same written quote so there is nothing to argue about. Doing one half only never lasts.
How far into West Cork do you go?
As far as Skibbereen, Bantry and Dunmanway. Surveys out there are free but we group them, so give us a few days notice unless it is an active leak.
My estate roof is green. Does it need replacing?
Not necessarily. If the tiles are sound and the felt underneath is intact, cleaning, repointing and coating will buy you another decade for a fraction of the cost. We check the felt from inside the attic before recommending either.
How much does roofing work cost in Cork?
Small repairs such as a few slipped slates usually start at €150 to €400. A full re-roof on a typical three-bed semi is usually €11,000 to €18,000 including VAT. Exposed sites along the West Cork coast cost around 10 to 15 percent more, because they need extra fixings and stainless nails. The survey is free and you get a fixed written price.
What we cover Cork roofs in
Cork covers everything from city terraces in slate to estate housing in concrete tile, and then the exposure of the west of the county where the coating on a metal roof and the nails in a slate roof matter far more than they do inland.
