Roofs this suits
Full replacement with a re-roof
Overflowing or sagging gutters
Rotten fascia and soffit boards
Adding downpipes where water pools
Blocked gutters are the cause of most damp walls we see.

What you get for the money
Stops damp walls and rotten roof timbers
PVC needs no painting
Cheap next to the damage a blocked gutter causes
Brackets set too far apart will sag within a few winters.
Gutters and fascia, in numbers
Typical life
PVC 20 to 30 years, aluminium 40 and beyond. Both outlast the timber behind them if the timber was left wet
Bracket centres
800 mm to 1 m on a sheltered run, 600 mm on an exposed or coastal elevation. Wider than that and it sags inside a few winters
Fall to the outlet
Around 1 in 350 to 1 in 600. Enough to move water and not enough to look crooked from the ground
Fitted price guide
Roughly EUR 35 to EUR 60 per linear metre in PVC and EUR 70 to EUR 120 in aluminium, fascia and soffit included
Downpipes
One per 10 to 12 m of gutter run as a rule, and more where a valley dumps into one spot
Done with a re-roof
Cheaper by a good margin, because the scaffold and the eaves are already open
Guide figures for the south west, measured on the run. Two-storey elevations and anything needing scaffold rather than a ladder are priced separately.
The cheapest part of the roof and the most expensive to ignore
A blocked or sagging gutter puts water down the wall and into the ends of the rafters, and it does it quietly for years. By the time there is a damp patch inside, the fascia is soft and the rafter feet are going. That repair costs many times what keeping the gutter clear would have cost.
So we take the rotten timber out rather than capping over it. Covering a soft fascia with a PVC board is a common enough trick and it seals the rot in with the moisture already in it. New timber first, then the board, then the gutter on brackets close enough to hold the line.
Bracket spacing is the detail that decides whether it still looks straight in five years. On an exposed elevation we bring the centres in to 600 mm, because a full gutter is heavy and a Kerry gale is doing its best to help. If the eaves are open anyway for a re-roof, this is the moment to do it, and it is also the moment to look at insulation and eaves ventilation.
Gutters and fascia, asked and answered
How often should gutters be cleared?
Once a year for most houses, twice where there are trees over the roof. Autumn is the one that matters, because a gutter that goes into winter full is a gutter that overflows down the wall for four months.
PVC or aluminium?
PVC for most houses: cheap, needs no painting and lasts twenty-odd years. Aluminium where you want a seamless run, a specific colour, or a longer life on a house you intend to keep. Both are fine, the price gap is real.
Can the fascia be replaced without touching the roof?
Usually yes. We lift the first course of slates or tiles at the eaves, renew the timber and the board, and set it all back. If the rafter feet themselves have gone, that is more work and we will show you photographs before starting.
My gutter overflows in heavy rain but it is not blocked. Why?
Usually too few downpipes, or a valley discharging into one short run that cannot carry it. Adding an outlet is a small job and it solves it permanently, where cleaning it again does not.
How much does it cost to replace gutters and fascia?
Replacing fascia, soffit and gutter in uPVC on a semi-detached house is usually €1,000 to €2,500, and €2,000 to €4,000 on a detached house. Replacing just the gutters on a semi is typically €800 to €1,800. Aluminium costs more per metre than uPVC. Scaffold is extra where it is needed.
