The cheapest covering, done so it lasts
Concrete tile is the covering on most Irish houses built since the sixties, and it is the one people assume needs nothing. What it needs is the perimeter fixed properly. Wind gets under the verge and the eaves course first, and once one tile lifts the row behind it goes with it.
We dry-fix ridges and hips rather than bedding them in sand and cement wherever the profile allows. Mortar bedding cracks, the ridge tiles rock loose, and you are back up there in ten years. A dry ridge system with a roll and mechanical fixings outlives the mortar by a long way.
If your tiles have gone green and porous the roof is not necessarily finished. A roof clean and recoat buys real years on a sound roof, and we will say plainly which of the two you are looking at. Where the tiles are spalling and the nibs are breaking off, it is a re-roof and no coating will change that.

Why has my concrete roof gone green?
Moss and algae, and on a north-facing Irish roof that is normal rather than alarming. It matters when the moss holds water against the tile through frost, and when it washes down and blocks the gutters. Both are fixable without touching the tiles.
Can concrete tiles be cleaned and painted?
Yes, on a roof that is structurally sound. Cleaned, treated for moss and coated, it comes back close to new and adds years. On a roof where the tiles are already delaminating, coating it is money spent to delay the inevitable.
Can I change from concrete tile to slate?
Yes, and the structure will nearly always take it because slate is lighter than the concrete already up there. It is a full strip and re-cover, so it is priced as a re-roof rather than a recovering.
How do I know if a tile is just slipped or the roof is going?
One or two tiles down after a storm is a repair. Tiles slipping in several places with no storm behind it usually means the nails or the battens have gone, and then you are looking at the whole roof. We photograph what we find in the attic so you can see it rather than take our word for it.
How much does a concrete tile roof cost?
Concrete tile is typically €90 to €130 per m² for materials and labour, before scaffold, which makes it the most affordable pitched covering. Replacing a few slipped or cracked tiles usually costs €150 to €400.
